- Analyze the property being offered for sale
for the Seller/Client and assist in the development of a program
to enhance the value of the property prior to the commencement
of the marketing phase.
- Assist the Seller in setting an optimum price
for the property in relation to the current market conditions
and comparable sales in the market area.
- Development of an extensive professional marketing
and advertising program to reach the most likely prospective buyers
who would be willing to pay the highest price for the property.
- First Texas is a member of a number of national
and statewide
multiple listing services for country homes and ranches. The
property will be listed with the most appropriate services.
In addition, First Texas has a data base of over 250 country
home and ranch brokers and will submit information on the
property to the brokers most likely to represent potential
buyers for the property. This will expose the property to
largest group of potential buyers possible.
- First Texas will advertise the property in numerous
media sources as deemed necessary to gain the maximum exposure
to the most qualified buyers.
- Organize and supervise arrangements for the
showing of the property to the greatest number of prospective
buyers at a minimum of inconvenience to the Seller.
- Assist the Seller in the negotiation of the
terms and conditions of the sale’s contract.
- Assist the Seller in negotiating the terms and
conditions of seller financing, if seller agrees to provide financing.
- Assist the Seller in meeting the requirements
of the contract and in responding to buyer’s requests during
the buyer’s due diligence period.
- Schedule and facilitate the closing of the sale.
